GENERAL CONTRACTOR SERVICES AT LAKE OF THE OZARKS

Architect-led construction management for custom homes and commercial projects.

Most general contractors operate in a vacuum. They receive architectural plans from a designer they've never met, interpret the drawings as best they can, and hope the final building matches the original vision. When problems arise, and they always do, the contractor calls the architect, waits days for a response, and passes the delay cost onto you.

TXR works differently. We're a general contractor led by Tom Roof, AIA, a licensed architect with over 25 years of design experience. When you hire TXR as your general contractor, the person who designed your building is on-site managing construction. No translation gaps. No design intent is lost between drawing and execution. One team is accountable for both plans and performance.

Whether you're building a custom lakefront home, renovating a commercial space, or managing a multi-phase development, our general contractor services cover the full scope from permits to punch list.

What Makes TXR Different as a General Contractor

In-House Architect Leads Every Project

Unlike traditional general contractors who just execute someone else's plans, TXR integrates architectural expertise directly into construction management. Tom Roof designs most of our projects and oversees construction on all of them. When field conditions change, or value-engineering opportunities appear, we make informed decisions in real time—no waiting for callback fees or RFI responses from an outside architect.

This approach cuts timelines by 15-20% compared to traditional design-bid-build projects. More importantly, it ensures the building you envisioned actually gets built. No surprises. No compromises.

Best for: Clients who value design quality and want a general contractor who understands architectural intent, not just construction sequencing.

Why Choose TXR as Your General Contractor?

Over a Decade Building at Lake of the Ozarks

TXR was founded in 2011 by architect Tom Roof and builder Rocky Corpe. Before TXR, Tom ran TR,i Architects for 11 years, designing schools, healthcare facilities, and commercial spaces across Mid-Missouri. Rocky brings decades of construction experience, managing complex builds. This combination means we anticipate problems before they become delays, and solve them without escalating costs.

Designs That Work the First Time

Because Tom oversees construction, he designs with buildability in mind. His plans rarely need major field revisions. Subcontractors tell us our drawings are clearer and more detailed than typical architectural plans. That clarity translates to fewer mistakes, less rework, and faster timelines.

Single Point of Accountability

When you hire separate designers and builders, finger-pointing is inevitable. "The architect didn't detail this correctly." "The contractor didn't follow the plans." At TXR, we own the entire outcome. If something goes wrong, we fix it—no debates about whose fault it was.

Professional Communication

Our team maintains clear, consistent updates throughout your project. You're never left wondering what's happening or when the next phase starts. Grant and Rocky manage day-to-day coordination so you don't micro-manage subcontractors, but you're always informed about progress, schedule, and any decisions that need your input.

Client Testimonials That Speak for Themselves

Clients consistently praise two things about working with TXR: the quality of Tom's designs and the reliability of our construction management. Business owners and homeowners tell us we're the only general contractor they trust for future projects. That repeat business is our best proof.

Our General Contractor Process

1. Project Review & Site Walk

We meet at your property to discuss scope, timeline, and budget. If you have architectural plans, we review them for constructability and identify any potential issues before bidding. If you need design services, Tom can provide those too, but our general contractor services work with plans from any licensed architect.

2. Subcontractor Bidding & Budget Development

Grant and Rocky collect competitive bids from all trades: sitework, concrete, framing, electrical, plumbing, HVAC, and finishes. We present a detailed, line-item budget showing exactly what each phase costs. You approve the numbers before we schedule any work.

3. Permitting & Pre-Construction Coordination

We handle all permit applications, engineering coordination, and inspection scheduling. Our team knows Camden County and Miller County building departments, plus Ameren requirements for lakefront construction.

4. Construction Management & Quality Control

Our field team coordinates daily operations: subcontractor scheduling, material deliveries, quality inspections, and site safety. Tom visits the site regularly to ensure construction matches design intent. You receive weekly progress updates and photos. When issues arise, we address them immediately.

5. Change Order Management

If you request changes mid-project, or if unforeseen conditions require adjustments, we document the scope change, provide a revised cost estimate, and get your approval before proceeding. No surprise invoices. No ambiguous "field decisions" that inflate your budget later.

. Final Walkthrough & Closeout

We walk through the completed building with you to confirm every detail meets your expectations. Any punch-list items get resolved before final payment. We provide warranty documentation, as-built drawings, and O&M manuals for mechanical systems.

FAQ

Do you work with plans from other architects?

Yes. While most of our projects start with Tom's architectural designs, we absolutely work as a general contractor on buildings designed by other licensed architects. We review plans during the bidding phase to ensure they're complete and buildable.

How much do general contractor services cost?

Our fee structure depends on project complexity and size. Residential projects typically use a cost-plus model with a percentage markup on total construction costs. Commercial projects may use a fixed fee or guaranteed maximum price (GMP). We provide a detailed proposal after reviewing plans and site conditions.

What's included in your general contractor fee?

Our fee covers project management, scheduling, subcontractor coordination, permitting, quality control, site supervision, and closeout. It does not include direct costs like labor, materials, or subcontractor services—those are billed separately using open-book accounting, so you see actual costs.

How long does construction take?

Timeline depends on project scope. A 4,000 sq ft custom home typically takes 10-14 months from groundbreaking to final inspection. A commercial tenant build-out might take 3-6 months. We provide a detailed schedule during pre-construction and update it weekly throughout the project.

Do you handle permits and inspections?

Yes. We manage all permit applications, engineering coordination, and required inspections. Our team knows the Camden County, Miller County, and City of Osage Beach building departments. We also coordinate Ameren Land Management approvals for lakefront sites.

What if I want to make changes during construction?

Changes happen. We document the requested change, assess the impact on cost and schedule, and provide a written change order for your approval before proceeding. You always know what changes cost before we spend your money.

Do you work outside Lake of the Ozarks?

Most of our work is concentrated around Lake of the Ozarks, Lake Ozark, Osage Beach, Sunrise Beach, Camdenton, and the surrounding Mid-Missouri areas. We occasionally take projects outside this region for the right fit. Call us to discuss your location.
