Rocky collects detailed bids from our network of trusted Lake-area subcontractors. We present a complete cost breakdown using open-book accounting—every line item visible. You approve the budget before any construction begins.
Step 4: Permitting & Pre-Construction
We handle all permits, inspections, and regulatory approvals with Camden County, Miller County, the City of Osage Beach, or Village building departments. For lakefront properties, we coordinate Ameren Land Management shoreline permits.
Step 5: Construction & Project Management

Can you work with existing architectural plans?
We prefer our integrated design-build approach because it eliminates disconnects. However, if you have plans from another architect, TXR can step in as your general contractor and manage the build. We review plans for constructability and provide construction management services.
