Commercial Contractor Services
TXR delivers architect-led commercial construction with a single point of accountability.
Most commercial projects involve juggling multiple vendors. You hire an architect to design the space, a general contractor to build it, and coordinate between engineering firms, code consultants, and a rotating crew of subcontractors. That's a lot of meetings, a lot of potential miscommunication, and a lot of risk that your vision gets compromised along the way.
TXR works differently. We're an architect-led design-build firm, which means the same team that designs your commercial space is the team that builds it. Tom Roof, our principal architect, brings over 25 years of experience to every project. When you work with us as your commercial contractor, you get architectural precision paired with construction execution, and you manage one relationship instead of five.
Whether you're developing a new hotel, expanding a retail showroom, or building out a medical office suite, our commercial contractor services cover the full scope from concept to certificate of occupancy.
What Makes TXR Different as a Commercial Contractor
Architect-Led Construction Management
Most commercial contractors operate separately from the design team. At TXR, our principal architect leads construction from day one. When field conditions change or value-engineering opportunities arise, Tom and the construction team make decisions together in real time. No waiting days for an outside architect to review submittals or answer RFIs.
This integrated approach cuts project timelines by an average of 15-20% compared to traditional design-bid-build. Clients tell us the speed and coordination are game-changers.
Best for: New commercial construction, major renovations, projects where design intent and execution need to stay tightly aligned.

Commercial Projects We Handle
Hospitality & Resort Construction
Hotels, resorts, event venues, and short-term rental properties. We've built ground-up hospitality projects and managed major renovations while properties remained operational. Fast-track scheduling, on-brand finishes, and coordination with FF&E vendors.
Retail & Showroom Build-Outs
Storefront construction, tenant improvements, and adaptive reuse. We design for flexibility so future tenants can reconfigure spaces without major structural changes. Experience with marine showrooms, specialty retail, and service-oriented businesses.
Medical & Professional Offices
Healthcare suites, dental offices, financial institutions, and professional service spaces. We handle specialized MEP requirements, ADA compliance, fire-rated assemblies, and security systems. Familiar with HIPAA-compliant layouts and accessibility standards.
Mixed-Use & Multi-Tenant Developments
Commercial buildings with multiple tenant spaces or combined retail/office uses. We coordinate phased construction, separate metering, and demising walls. Experience with core-and-shell delivery plus tenant finish work.
Marina & Marine-Industry Facilities
Boat service centers, marine showrooms, and waterfront commercial spaces. We understand the unique challenges of building near water: moisture control, corrosion-resistant materials, and Ameren regulatory requirements.
Our Commercial Contractor Process
1. Discovery & Site Assessment
We meet at your property to discuss project goals, budget, and timeline. If you have plans, we review them for constructability and cost. If you need design services, Tom walks the site to identify opportunities and constraints. This isn't a sales call. We're assessing fit and setting realistic expectations.
2. Design or Pre-Construction Planning
Design-build path: Tom creates architectural drawings, floor plans, and elevations. We iterate based on your feedback, typically completing design approval in 1-2 revision cycles.
Construction-only path: We review your existing plans, identify long-lead items, and coordinate with your architect to clarify any ambiguities before breaking ground.
3. Budgeting & Subcontractor Bidding
Grant and Rocky collect competitive bids from subcontractors for all trades: electrical, plumbing, HVAC, concrete, framing, finishes. We provide a detailed, line-item budget so you see exactly where your investment goes. No allowances, no surprises. You approve the budget before we order materials or schedule trades.
4. Permitting & Code Compliance
We handle all permit applications, engineering stamps, and inspections. Our team knows Camden County and Miller County building departments, plus Ameren Land Management requirements for lakefront properties. We also coordinate ADA compliance reviews and fire marshal inspections when required.
5. Construction Execution
Our field team manages daily operations: subcontractor scheduling, material deliveries, quality checks, and site safety. You receive weekly progress updates and photos. When issues come up, we address them immediately. If a change order is needed, we present cost and schedule impacts before proceeding.
6. Final Walkthrough & Closeout
We walk the completed space with you to confirm every detail meets your expectations. Any punch-list items get resolved before we hand over keys. We provide as-built drawings, warranty documentation, and O&M manuals for mechanical systems.

faq
Do you work outside the Lake Ozark area?
Yes, we take on commercial projects in the surrounding Mid-Missouri counties. Give us a call to discuss your location. Travel beyond a 50-mile radius may include additional coordination fees.
How long does a typical commercial project take?
It depends on scope and size. Design and budgeting typically take 1-3 months. Construction timelines vary: a 3,000 sq ft tenant build-out might take 3-4 months, while a ground-up hotel could take 12-18 months. We provide a realistic timeline during the discovery phase.
Can you help if I already have architectural plans?
Yes. We step in as your commercial contractor and manage the build. We review plans for constructability, provide a cost estimate, and coordinate with your architect during construction. Many developers and property owners prefer this approach.
Do you handle permitting and inspections?
Yes. We manage all permit applications, engineering coordination, and required inspections. Our team knows the Camden County, Miller County, and City of Osage Beach building departments. We also coordinate Ameren Land Management approvals for lakefront sites.
What's included in your cost estimates?
We provide detailed, line-item budgets broken down by trade: sitework, concrete, framing, MEP systems, finishes, and closeout. You see subcontractor bids, material costs, and our markup. No vague allowances. You know exactly what you're paying for before construction starts.
Do you offer design services for commercial projects?
Yes. Tom Roof is a licensed architect with over 25 years of experience. If you need design services, we provide full architectural drawings, code compliance reviews, and construction documents as part of a design-build contract.
What about ADA compliance and accessibility?
We handle all ADA requirements for commercial spaces: accessible entrances, restrooms, parking, door hardware, and signage. Tom reviews plans for compliance during design, and we coordinate inspections with the building department and fire marshal.
Do you provide warranties on your work?
Yes. We provide a one-year workmanship warranty on all construction. Subcontractors and material suppliers provide additional warranties (roofing, HVAC, etc.), which we pass through to you with full documentation at project closeout.
