How a TXR Project Works
1. Initial Consultation
We meet to discuss your goals, timeline, and budget. This is a conversation, not a sales pitch. We'll let you know if we're a good fit for your project.
2. Design Phase
Tom creates architectural drawings based on your input. We'll make adjustments as needed until you're happy with the design. Most clients approve plans within 1-2 rounds of revisions.
3. Budgeting & Bidding
Grant and Rocky collect bids from subcontractors and put together a detailed cost estimate. You'll review the budget and approve it before any work begins.
4. Construction
Our team manages the build. We coordinate subcontractors, handle inspections, and keep you updated on progress. If issues come up, we address them quickly.
5. Final Walkthrough
We walk through the completed project with you to make sure everything meets your expectations. Any final adjustments get handled before we close out the project.

How much does design-build cost?
It depends on the project scope. Design-build pricing includes both architectural services and construction, so expect costs to reflect that integrated approach. We provide detailed estimates before any work begins, and we use open-book accounting so you see exactly where your investment goes.
Do I own the architectural plans?
Yes. Once your project is complete, you own the plans Tom creates for your home.
What if I don't like the initial design?
We'll revise it. Most clients approve plans within 1-2 rounds of revisions, but we'll keep working until you're happy with the design. We don't move to construction until you approve the plans.
Can you work with an existing property?
Absolutely. Whether you're building on a lot you already own, completing a major renovation, or adding onto an existing home, we can help.
What areas do you serve?
Most of our work is in the Lake of the Ozarks region - Lake Ozark, Osage Beach, Sunrise Beach, and the surrounding Mid-Missouri areas. We occasionally take on projects outside this region. Give us a call to discuss your location.
How involved will I be in the process?
As involved as you want to be. Some clients want to review every detail and visit the site weekly. Others prefer periodic updates and trust us to handle day-to-day decisions. We adapt to your preferences.

What if something changes mid-project?
